Housing Stability
If you have a drop in income (or any change), report it within 7 days so that we can lower your rent amount as applicable.
We know that the economic impact of the coronavirus may result in a loss of income for some households. Rent for the Housing Choice Voucher Section 8 Program is income-based. Households should immediately report any loss of income to their case worker, so that rent can be lowered accordingly and promptly.
You can return paperwork several ways: Mail it to our office, OR Fax to 712-224-5200, OR Email it to your caseworker, OR you may use the drop box located within City Hall outside of our office door (405 6th Street) during business hours (8 to 4:30 M-F), OR use the silver/grey City Payment drop box located on 6th Street directly across from City Hall anytime.
Housing Choice Voucher Program
The Section 8 Housing Choice Program allows low income citizens to find their own places to rent in Sioux City. Voucher holders are free to choose any house that meets minimum health and safety standards where the landlord is willing to participate in the Section 8 Housing Choice Voucher program. Since assistance is provided on behalf of the family or individual, participants are able to find their own housing, including single-family homes, townhouses, and apartments. Once a family finds a home that they wish to rent, Sioux City Housing Authority (SCHA) must inspect the unit to make sure that it meets HUD's housing quality standards. SCHA also checks to make sure the rents are reasonable and within the fair market rent rage for Sioux City. Households assisted through the Section 8 program may pay 30%-40% of their income toward the rent. SCHA pays private landlords the difference between what participating households pay and the rent for the units.
For additional information about the voucher program please contact the Housing Assistance Center at (712) 279-6348 or apply online at www.sioux-city.org/housing.
The wait for assistance under the housing choice voucher program may be long, so apply as soon as possible. Regulations are found in 24 CFR Part 982.
